What is a Buyer's Agent?

A Buyer's Agent provides you with knowledgeable, professional representation throughout the home buying process. If you're a first time home buyer or new to New York State, (famous for its paperwork and regulations) the buying process can seem complex and confusing. I can help guide you through the process, making your home purchase as smooth and stress free as possible.

 

Buyer's Agent FAQs

What I Do

  • Negotiate the best possible price and terms for the buyer.
  • Help you learn all the important material facts about the property (such as correct tax figures, square footage, physical issues, etc.).
  • Research personal facts that may help negotiate a reduced price (such as foreclosure, job loss, impending divorce, etc.).
  • Arrange for the home inspection, appraisal, etc. and coordinate with your attorney to keep the transaction moving.

Why "calling the number on the yard sign" isn't a good idea:

The Seller’s Agent works for the seller.  His/her job is to:

  • Get the highest price and best sales terms for the seller.
  • Must disclose material facts.
  • Cannot disclose personal information about sellers without their permission.

What’s an ‘Agency Disclosure’ form?

It’s a form required by NYS law. Before I show you a home, I have to tell you (“disclose”) whether I work for the seller (in the rare case that it’s a home I’ve listed), or whether I’m working for you as your buyer's agent.  Signing this form doesn’t make any  long-term commitment on your part.  Click here to see a sample form.

What’s an ‘Exclusive Right to Represent’ form?

It’s a form that sets out an agreement between us so that I can be your exclusive Buyer’s Agent. As such you become a preferred customer.  It spells out my compensation and ensures that I will do my best to protect your interests and negotiate on your behalf in any real estate transaction (including homes "for sale by owner"), for a period of time that we agree upon.  Click here to see a sample form.

Do I pay my Buyer’s Agent?

In most cases, you won't have to. The commission is paid out of the proceeds of the sale, and is split between the seller's agent and the buyer's agent. It doesn't cost you any more to enjoy the personal services of a buyer's agent. You could "do it alone", but why should you? It won't cost you less, and could end up costing more in the long run.

Anne O'Dell was born in the Hudson Valley and has lived here for most of her life. A dedicated horsewoman and trail advocate, in the winter she also enjoys snowmobiling. These interests have led her all over the country, which led to her interest in Real Estate.
