When it comes to marketing your property, I have a unique approach that not many other agents can offer... I only accept a limited number of listings. Unlike other agents, I would rather accept just a few listings at a time, so that you are sure to receive my complete personal attention.
I am one of the few agents in the Hudson Valley who will creae a website devoted entirely to your property. (click
here for an example) Using this website, we can provide information to
buyers and agents alike, weeding out the tire-kickers and bringing to you
potential buyers who are truly interested in your home.
The website will contain:
- Up to 100 photographs of the exterior and interior of your home and its
special features
- A photo tour (slide show) that "walks" buyers through your home
- Complete text descriptions of each feature of your home and the
neighborhood
- Links to community information
- Relevant property documents (such as the tax map, demographic
information, census data, disclosures)
- A street map noting the location
- Information about the area's school system
- A handy mortgage calculator
- and much more, completely custom designed to market your home
effectively.

The website will be advertised in any classified advertising or other print
advertising we do; and listed on many online real estate sites, allowing buyers worldwide
to find your home.

Your property will be listed in both the Ulster County MLS and in the
Greater
Hudson Valley MLS (if appropriate), and both of those listings will contain a
link to the website.
I only accept a limited number of listings, so that I will have the time to
devote to selling your home. You won't be lost in the crowd; you'll always be
able to reach me; and we can adjust the marketing plan as we go along.
Standard Services Include:
- An evaluation of your home versus its competition, and an analysis of
current market conditions
- A Comparative Market Analysis report to establish a fair price
- Listing contract tailored to your timeline
- MLS listing on Greater Hudson Valley MLS (covers Dutchess, Orange,
Rockland, Sullivan, and Ulster Counties)
and Ulster County MLS (covers Ulster and parts of Delaware, Greene and
Sullivan Counties). Each listing will be fully completed with as many photos
as possible (no quick "one line descriptions" like you see on those El
Cheapo sites).
- 50 or more digital photos of your home designed to emphasize its
positive aspects
- Yard sign with rider displaying the website's name (www.yourhome.com)
- Lock box can be either electronic or combination (YOU can use the combo
lock box!)
- Your property will be included on office and MLS tours if applicable
- Print advertising as we discuss
- Listing placed on Realtor.com for worldwide attention
- At least one Open House
- I will personally arrange showings for other agents or buyer clients.
If I am unavailable, my office manager and my Broker will be there to help.
- Pre-qualify buyers so that you accept offers only from those who can
afford your home
- Periodic review of list price based on agent feedback and the local
housing market
- Present all offers to you personally and review each in detail
- Negotiate the transaction on your behalf to get you the best possible
settlement
- Work with your attorney to finalize the closing
- Provide contacts for you for qualified moving and relocation services
